Fair prices, no catch
Affordable end of tenancy cleaning in Manchester.
Affordable should not mean a no-show and a surprise invoice. Fixed prices from £155 on a published ladder, a 48-hour re-clean guarantee behind every job, and the number agreed in writing before we start.
1,000+ Manchester rentals cleaned. Every price published. No hidden fees.
What affordable actually means
Cheap quotes, and what they hide.
Search for a cheap end of tenancy clean and you will find quotes well under ours. Some are honest. Plenty grow on the day: a condition extra here, a travel fee there, equipment charges nobody mentioned on the phone. And the cheapest quote of all is the cleaner who never turns up, the day before your checkout.
The real cost of a bad clean is not the fee. It is the failed checkout: deductions come off your deposit at the standard the inventory sets, and a rushed two-hour visit does not meet it. Affordable means the total you actually pay, deposit included.
- Warning sign: a price given only by phone, never in writing
- Warning sign: no guarantee mentioned anywhere
- Warning sign: no reviews you can find
- Warning sign: cash up front before anyone has seen the property
Our version of affordable
A published ladder, not a haggle.
Every price is published: studio £155, 1-bed £189, 2-bed £229, 3-bed £269, 4-bed £309, 5+ bedrooms from £359, with the add-ons listed next to them. The number is confirmed in writing before we start, and it does not move after that.
Behind the price sits the 48-hour re-clean guarantee, a timestamped photo record of the finished clean and an itemised receipt. If the agent flags anything, we come back free. That is what makes a fixed price genuinely affordable: you are not paying twice.
Pay less, honestly
How to keep the cost down.
There are honest ways to pay less. Book ahead: a planned slot is easier to fit than a late same-day scramble. In a shared house, split one fixed price between housemates. Do the unskilled prep yourself before we arrive: empty every cupboard, clear the surfaces, get the bins out. Our hours then go on the checkout lines, not the clutter.
And check your check-in inventory before buying add-ons. You owe the property the standard it was given to you in, not better. If the oven was not deep-cleaned at check-in, you do not need to pay to hand it back cleaner than you got it.

Recent feedback from tenants, landlords, and letting agents across Manchester.
Really thorough deep clean. The team worked hard throughout and left the property finished to a very high standard. I would happily book again.
We booked an end of tenancy clean and were very pleased with the result. Communication was quick and helpful throughout, and extra effort was made to get everything completed before the tenancy ended.

FAQ
Price questions
What tenants ask when they are comparing quotes.
Is £155 really the full price?
For a studio in standard condition, yes. The ladder rises by property size, and add-ons are listed with their own prices. We confirm the final number in writing before we start, and it does not change afterwards.
Why are some quotes cheaper than yours?
Some firms quote low and add extras on the day; some quote a visit too short to reach checkout standard. Compare the total you will actually pay, whether a guarantee is in writing, and what happens if the agent flags something.
Do you charge extra on the day?
No. The price is agreed in writing before we start. If a property turns out to be in significantly worse condition than described, we talk before we begin, never after.
Can we split the price in a house share?
Yes. One booking, one fixed price, split however you like. Most houses divide it by the number of tenants.
What is included at that price?
The full room-by-room checkout clean: kitchen, bathrooms, bedrooms, living space, skirtings, windows inside, with all kit and products included. Appliance deep cleans are priced add-ons.
