Quick answer: An end of tenancy clean covers every room (kitchen, bathrooms, bedrooms, living, hallways), every appliance, inside every cupboard, all internal windows and tracks, and every skirting board, switch, and socket. Manchester letting agents check against the original inventory, so the standard is "as clean as when you moved in" minus fair wear and tear.
This is the checklist that gets used in real Manchester checkouts, not the lifestyle one you'll find on a generic cleaning blog. We've cleaned over 1,000 rentals across Greater Manchester, from city centre apartments in Deansgate to Victorian terraces in Chorlton. The pattern is consistent: tenants clean what they can see, agents check what tenants forget.

What is included in an end of tenancy cleaning checklist?
A proper end of tenancy cleaning checklist covers six areas:
- Every room at surface level: dust, polish, wipe, vacuum, mop.
- The kitchen in deep detail: oven, hob, extractor, fridge, cupboards inside and out, sink, taps.
- Every bathroom: toilet, bath, shower, tiles, grout, sinks, mirrors, limescale.
- Doors, frames, switches, sockets, skirting boards, and light fittings in every room.
- Windows, frames, sills, and tracks internally (external windows are usually outside scope).
- Inside every cupboard, drawer, and wardrobe, including the bits that are out of sight.
The list is long because letting agents in Manchester compare against the move-in inventory line by line. If the inventory said "oven clean, no marks" when you moved in, that's the standard you're being held to.
What rooms need cleaning before moving out?
Quick answer: Every room listed on the original inventory needs cleaning, including the kitchen, all bathrooms, all bedrooms, the living room, hallways and stairs, and any utility areas, store cupboards, or WCs. Don't skip the loft hatch or under-stairs cupboard if either was noted at move-in.
In a standard Manchester rental, expect to clean every habitable space plus the storage areas. Common ones tenants forget: the airing cupboard, the meter cupboard, the entrance porch (if separate from the hallway), garden sheds, balconies, and any communal hallway your flat opens onto. If it's on the inventory, it needs cleaning.
What do letting agents check during an end of tenancy inspection?
In most Manchester rentals: The checkout inspection follows the original inventory report. The clerk walks through with the inventory document, ticks off what matches, and notes anything that doesn't.
The things they consistently focus on are:
- Kitchen appliances (oven, hob, extractor, fridge)
- Bathroom limescale and mould
- Carpets and floors (stains, hair, dust under the rugs)
- Skirting boards, door frames, light switches
- Inside cupboards, wardrobes, and drawers
- Internal window tracks and frames
- Smells (cooking, smoke, pets, bins)
What tends to get measured by eye rather than ticked off:
- General presentation
- Whether the place "feels clean" when you walk in
- Bins emptied, no leftover food
- Light fittings dust-free
If the clerk has to write down more than a few small issues, you're usually looking at a partial cleaning deduction. The threshold for "needs a re-clean" is lower than most tenants think.

Bathroom checklist
Bathrooms in Manchester rentals still collect limescale around taps, shower screens and plugs over a long tenancy. Letting agents know this and will check.

Bedroom checklist
Bedrooms are easier than kitchens and bathrooms, but they still trip people up.
- Wardrobes: empty, wiped inside, hanging rail dust-free, top of wardrobe dust-free
- Drawers: empty, wiped inside and out
- Bed frame: dust off, including the underside if it's solid
- Skirting boards: wiped on all four walls
- Door, door frame, handles: wiped
- Light switches and sockets: wiped (these get grimy with finger marks)
- Windows: cleaned internally, frames and sills wiped, tracks vacuumed
- Curtains or blinds: dust off, blinds wiped slat by slat
- Carpets: hoovered slowly, including under the bed and the edges
- Radiator: top dust-free, back wiped if accessible
- Picture hooks or wall marks: removed and filled if you put them there
Living room checklist
Same logic as bedrooms, with a few extras.
- TV stand or media unit: wiped, behind it dust-free
- Sofa: cushions lifted, crumbs hoovered out, fabric brushed down
- Coffee table: wiped including underside
- Bookshelves: empty, dust off every shelf
- Skirting boards and door frames: full circuit
- Light fittings and lampshades: dust off
- Cobwebs: corners and ceiling edges checked
- Fireplace: hearth swept, mantel dust-free
- Carpets / hard floor: vacuumed and mopped to the edges, not just the middle
- Radiators: dust off the top and behind
- Sockets, switches, thermostat: wiped
Hallways, stairs, and skirting boards
Hallways are where mud, dust, and shoe marks build up. Agents notice them first because they walk through them first.
- Floor: vacuum and mop, edges included
- Stairs: every tread vacuumed, riser fronts wiped, banister and spindles wiped
- Skirting boards: full run
- Doors and door frames: every door in the property
- Coat hooks, banister rails, switches: wiped
- Letterbox area and front door internal: wiped
- Cobwebs: high corners
Appliances
Appliances are usually checked specifically against the inventory.
- Washing machine: drum wiped, door seal cleaned (mould trap), detergent drawer removed and washed, filter cleaned if accessible
- Dishwasher: filter cleaned, racks rinsed, door seal wiped
- Microwave: inside scrubbed, turntable and ring cleaned, door wiped
- Toaster: crumb tray emptied and washed, outside polished
- Kettle: descaled inside, polished outside
If any of these were on the inventory as "clean" at move-in, they need to be clean at move-out.
Windows, frames, doors, switches, and sockets
These are the "everywhere" jobs that most DIY cleans miss.
- Internal windows: cleaned to a streak-free finish
- Window frames: wiped (uPVC takes a soft cloth and warm water)
- Window sills: wiped, including the underside of the sill
- Window tracks: vacuumed (use a thin brush attachment) and wiped
- Door faces (both sides): wiped
- Door frames and handles: wiped
- Light switches: wiped (finger marks come off with a damp microfibre)
- Sockets: wiped around the faceplate
- Thermostats and intercom handsets: wiped
Commonly missed areas
These are the bits we see noted on Manchester checkout reports more than anything else:
- Under the kitchen kickboards
- Behind the oven (if it pulls out)
- Top of the fridge
- Inside the oven door glass (the layer between the two panels)
- Window tracks (especially in bedrooms)
- The underside of toilet seats and the hinges
- Skirting board behind doors when they're open
- The grout line where the bath meets the wall
- The U-bend area under sinks
- Curtain poles and the tops of door frames
- The vent on the bathroom extractor fan
- Behind the washing machine
- The plug socket directly behind the fridge or washing machine
If you remember nothing else from this checklist, do these.
Does the oven need to be professionally cleaned?
Quick answer: No, you don't legally need a professional. But the oven needs to be returned to inventory standard, which means inside cavity scrubbed, racks degreased, door glass clear (both panes if double-glazed), and the door seal clean. Most DIY oven attempts fall short, which is why oven cleaning is the #1 cause of cleaning-related deposit deductions in Manchester.
Most letting agents in Manchester won't accept "I wiped the door" as a clean oven. They want the inside scrubbed, the racks degreased, and the door glass clear.
If you've never properly cleaned an oven, factor in 2 to 3 hours of scraping with the right products and the right tools. If you'd rather not, we can add an oven deep clean to your end of tenancy clean for £55.
For the full method, read How to clean an oven before your end of tenancy inspection.
Do carpets need cleaning at the end of a tenancy?
Vacuuming is included in every end of tenancy clean. Carpet shampooing or steam cleaning is a separate add-on and is only required if:
- Your tenancy agreement specifies professional carpet cleaning at the end of the tenancy
- The carpets have visible stains beyond fair wear and tear
- The inventory recorded the carpets as "professionally cleaned" at move-in
For most flats and houses, a thorough vacuum is enough. For student houses, family homes with pets, or anywhere with visible marks, ask for a quote that includes carpet shampooing.
How clean does a rental property need to be?
The legal standard is "as clean as it was at the start of the tenancy, allowing for fair wear and tear". In practice, that means the property should pass the original inventory inspection.
Letting agents won't pass a property that smells, has visible food residue, or has obvious dust on skirting boards and frames. They will accept faded paint, lightly worn carpets, and small marks that come from normal use.
Cleaning standards and fair wear and tear are two different things. We have a whole post on what counts as which in what landlords and letting agents check at a Manchester checkout inspection.
Can a landlord deduct money from a deposit for cleaning?
Quick answer: Yes, if the property isn't returned to the cleanliness standard set out in the inventory and tenancy agreement. The deduction must be reasonable, proportionate, and evidenced (photos in the checkout report, cleaning invoice). Typical Manchester cleaning deductions range from £100 (partial) to £400 (full re-clean).
Cleaning deductions are one of the most common reasons for deposit disputes in the UK.
The deduction must be:
- Reasonable (the cost of a professional clean of the items that weren't cleaned)
- Evidenced (photos in the checkout report, invoice from the cleaner)
- Proportionate (you can't be charged the full clean cost if 90% of the property was clean)
If a dispute goes to the deposit scheme (TDS, MyDeposits, DPS), the adjudicator looks at the inventory, the checkout report, and the cleaning invoice. If the landlord can prove the property wasn't returned to inventory standard and they had to pay for a clean, the deduction usually stands.
The simplest way to avoid this is a clean that meets the inventory standard. Either do it yourself with this checklist, or book a clean with us and we'll handle it, including a 48-hour re-clean guarantee if the agent flags anything.
Final pre-checkout walkthrough
The day of the checkout, do a final lap:
- Empty the bins (kitchen, bathroom, bedrooms).
- Check every cupboard and drawer for anything left behind.
- Check the loft and any storage cupboards.
- Open every window for 10 minutes to clear cooking smells.
- Wipe over surfaces that were cleaned earlier but now have dust or smudges.
- Vacuum the floors one more time (footprints from yesterday's cleaning).
- Check the meter readings and write them down.
- Take photos of every room in the state you're leaving it. Date-stamped if your phone allows.
Photos are your protection if the checkout report claims something you don't agree with. Take more than you think you need.

When to book a professional
If any of these apply, get a quote rather than DIY:
- You've never cleaned an oven properly before
- The property has been lived in for 2+ years
- It's a shared house or HMO with multiple tenants
- You're moving out the same day you need the place handed back
- The carpets are stained or the bathroom has serious limescale
- You want the 48-hour re-clean guarantee in case the agent flags anything
We cover all 17 Manchester areas from £155 for a studio. Every clean follows this exact checklist.
FAQ
How long does a full end of tenancy clean take? A studio takes 3-4 hours done properly. A 2-bed flat takes 5-7 hours. A 3-bed house takes 7-9 hours. If you're cleaning it yourself, double those numbers.
Should I clean before the inventory check or before the checkout? Both. Clean to handover standard, then do a quick lap on the morning of the checkout to refresh anything that's gathered dust overnight.
What's the most-missed area in a Manchester rental? The oven door glass between the two panels, the bathroom extractor fan vent, and the area under the kitchen kickboards. After that, skirting boards behind open doors and the tops of door frames.
Can the landlord charge me for professional cleaning specifically? Only if your tenancy agreement specifies it AND the property isn't returned to inventory standard. A clause requiring professional cleaning on its own (without a corresponding cleanliness issue) was banned by the Tenant Fees Act 2019. The landlord can charge for cleaning if the property isn't clean, but they can't charge for "professional cleaning" as a default fee.
Do I need to clean the outside windows? Usually no. External windows above ground floor are outside the tenant's scope unless the inventory specifies otherwise. Internal windows, frames, sills, and tracks are all on the tenant.
Does the inventory clerk do a separate cleaning check or is it part of the inventory? It's part of the inventory check. The clerk compares the property against the original inventory report. Cleaning issues are noted alongside any damage or missing items.
What if I disagree with the cleaning deduction? Raise it with your landlord or letting agent first. If they won't budge, go to the deposit scheme's free dispute service. Provide your photos, the original inventory, and any cleaning invoices. The adjudicator decides.
Can you clean on the same day as the checkout? Yes. We do same-day cleans across Manchester regularly. Book early in the day if you can, so we're done well before the agent arrives.

Which Manchester areas have the strictest checkout checks?
Quick answer: The strictest checks usually happen where the property is professionally managed, recently refurbished, or tied to a detailed inventory. City centre flats, Didsbury terraces, Chorlton rentals and managed Salford-border apartments can all be checked carefully.
Use the full checklist if you are moving out of a managed flat, a student house, or a property where the landlord supplied a photo-heavy inventory. For area examples, compare the guides for Didsbury, Chorlton, Eccles and Manchester City Centre.
| Checkout situation | Extra focus |
|---|---|
| Managed apartment | Lift lobby rules, balcony glass, appliance interiors |
| Student house | Ovens, shared bathrooms, bedroom skirting boards |
| Long tenancy | Cupboard tops, extractor filters, window tracks |
| Refurbished flat | Marks on paintwork, bathroom chrome, kitchen finish |
