Before you start

Twenty minutes of prep saves hours later. Most of the evidence you need in a deposit dispute is gathered here, before a single surface is wiped.

Read your check-in inventory report end to end; it is the document the checkout is marked against
Photograph every room before you start, matching the check-in angles
Empty every cupboard, drawer and wardrobe; clerks check inside everything
Sort access and parking for the day if you are bringing a car or van of kit
Stock up: oven cleaner, degreaser, glass cleaner, a limescale remover for the bathroom, and plenty of microfibre cloths
Allow a full day for a one-bed flat, and more for a house or shared property

Bedrooms

Wardrobe interiors and the space under the bed are the two spots tenants forget most.

Wardrobes cleaned inside, on top and along the rails
Drawers cleaned inside and out
Under and behind the bed hoovered
Skirtings, sockets and switch plates wiped
Light fittings and lampshades dusted
Doors, frames and handles wiped

Living room

Presentation counts here. It is the first room the clerk reads as an impression of the whole place.

TV unit, shelving and every flat surface dusted
Blinds dusted slat by slat, curtains checked for marks
Radiators cleaned on top and behind where you can reach
Skirtings, sockets, switches and thermostat wiped
Cobwebs cleared from the high corners
Floor hoovered and mopped to the edges, rugs lifted and cleaned under

Hallway, stairs and storage

Agents walk through these first, so they notice them first. If it is on the inventory it is in scope, including the cupboards nobody opens.

Every stair tread hoovered, riser fronts, banister and spindles wiped
Front door and letterbox area wiped on the inside
Airing, meter and under-stairs cupboards cleaned inside
Coat hooks, shelving and skirtings wiped
Any communal hallway your flat opens onto checked against the inventory

Appliances

Anything listed on the inventory as clean at move-in has to be clean at move-out.

Washing machine drum, door seal, detergent drawer and filter
Dishwasher filter, racks and door seal
Microwave scrubbed inside, turntable and door

Kettle descaled inside, polished outside

The repeating details

Every skirting board dusted and wiped, including behind open doors
Door tops, frames and handles wiped
Light fittings free of dust in every room
Window tracks hoovered and wiped throughout
Flat aired, bins out, no food left anywhere; smells get written down too

Final walk-through

Walk the property against the check-in report, line by line
Photograph every room again in daylight, matching the check-in angles
Take and photograph the meter readings
Gather every key and fob for return
