Why it matters
The check-in sets the bar for the whole tenancy.
A move-in clean is the mirror image of a checkout. On the way out, the property is measured against the check-in inventory. On the way in, that same inventory is being written. Whatever condition it records is the standard the tenant has to hand back at the end, so a clean start protects both sides: the tenant is not on the hook for the last occupant's mess, and the landlord has a clear baseline to hold the new tenant to.
It is the same specification of clean as our end of tenancy service, priced the same way. Room by room, to inventory standard. The only thing that changes is the timing: before someone moves in, rather than after they move out.

A void costs you every week it sits empty, and a grubby property shows badly. A move-in clean before viewings and photos gets the place looking its best when it matters most, so it lets faster and the listing photos do their job. After a redecoration or a refurb it clears the builders' dust, paint flecks and plaster residue that a trade team leaves behind.
For managed portfolios we run the between-lets clean on the same standard every time, so the property that goes back on the market is consistent whichever tenant just left. Portfolio rates apply the same as our other turnover work: tell us your volume and we will agree a per-property price.

For incoming tenants
The last tenant's standard is not your problem.
You have signed for a place and the previous occupant left it filthy. That is not fair on you, and you should not have to spend your first weekend scrubbing someone else's grease off the hob. A move-in clean gets the property to the standard you would want to live in from day one.
Do it early and it also protects your deposit. Photograph every room the day you get the keys, book the clean, and you have a dated record of exactly what you inherited. If the check-in inventory records the place as already dirty, that is one less thing you can be charged for when you leave.
What we clean

Every room to the same checklist: the kitchen and inside the cupboards, the bathroom, the skirtings, the window tracks, the whole property vacuumed and floors washed. An empty property is quicker and cleaner to do, so a move-in clean before the furniture lands is the ideal job for us.
Oven and fridge cleaning are add-ons, not part of the standard clean: an oven deep clean is £55 and a fridge or freezer clean is £25. On a between-lets clean the oven is usually worth adding, since the incoming tenant will check it first. We confirm the full price in writing before we start.

Book the clean for the gap between the old tenant's checkout and the new tenant's check-in, ideally after any works are finished so we clear the last of the dust. Give us the address, the size and the access details and we will confirm a slot and a fixed price.

Is a move-in clean the same as end of tenancy cleaning?
It is the same specification of clean, priced the same way. Room by room, to inventory standard. The only difference is timing: a move-in clean prepares a property for a new tenant, an end of tenancy clean hands one back. We use the same checklist for both.
Who pays for a move-in clean, the landlord or the tenant?
Either. A landlord or agent usually pays when they clean between lets or after works. An incoming tenant pays when they have moved into a place the last occupant left dirty and want it done properly. Whoever books gets the fixed price in writing and the itemised receipt after.
Can you clean before the furniture arrives?
Yes, and an empty property is the ideal job. With no furniture in the way we reach every corner, skirting and floor, so book us for the gap before the new tenant moves their things in if you can.
How soon after building work or redecoration should we book?
Book us once the works are finished and the trades have gone. A refurb or a repaint leaves dust, paint flecks and plaster residue everywhere, so a move-in clean is the last step before viewings or the new tenant, not something to run alongside the work.
Do you need keys or access for a move-in clean?
Yes. We arrange access with whoever holds the keys: the landlord, the letting agent, or the incoming tenant. Tell us how we get in when you book and we will confirm the slot around it.
Does the 48-hour guarantee cover a move-in clean?
Yes. The same 48-hour re-clean guarantee applies. If anything is flagged within 48 hours of the clean, we come back and put it right free.
