Book between getting the keys and the removal van arriving.
Tell us when you expect to collect the keys and when removals are booked. We confirm availability and the time needed for your property and extras. Leave the clean until the previous occupants and any trades have finished, then allow time to complete it before furniture and boxes fill the rooms.
You do not need to stay throughout the clean. Agree key collection, entry and how the property will be secured with us when booking. For apartments, tell us about parking, lifts and concierge access so the team can start promptly.
If you are renting, photograph the condition when you first get access and check it against the check-in inventory before cleaning or unpacking. Our finished-clean photographs then give you a separate record of the work completed.

The standard empty-property clean covers the kitchen, inside empty cupboards, bathrooms, skirtings, switches, door frames, internal windows and window tracks, plus vacuuming and washing hard floors. Appliance exteriors are included. With cupboards empty and floors clear, we can reach the surfaces before you start using them.
Add the appliance interiors you want ready before your first meal: a single oven from £55, a range oven from £70, a standard fridge/freezer from £25, or a large fridge/freezer from £35. Carpet cleaning can be arranged through an independent specialist partner, with availability, scope and price confirmed separately. We set out the agreed work and full price before booking.

Our standard empty-property starting prices match the end of tenancy service: studios from £155, 1 bedroom from £189, 2 bedrooms from £229, 3 bedrooms from £269, 4 bedrooms from £309, and 5 or more bedrooms from £359. We confirm the condition, bathrooms, access and selected extras before agreeing your fixed quote.
For example, a standard two-bedroom empty-property clean starts from £229, or £284 with a single oven interior clean. Adding a standard fridge/freezer brings that example to £309. That lets you plan the whole job before booking.

Can you clean a home I have bought before I move in?
Yes. We clean purchased homes as well as rentals. Book after completion and key collection, with the previous occupants and any trades finished, and before your removal van arrives. We confirm the room-by-room scope and any appliance interiors you want added.
Is a move-in clean the same as end of tenancy cleaning?
It is the same specification of clean, priced the same way. Room by room, to inventory standard. The only difference is timing: a move-in clean prepares a property for a new tenant, an end of tenancy clean hands one back. We use the same checklist for both.
Who pays for a move-in clean, the landlord or the tenant?
Either. A landlord or agent usually pays when they clean between lets or after works. An incoming tenant pays when they have moved into a place the last occupant left dirty and want it done properly. Whoever books gets the fixed price in writing and the itemised receipt after.
Can you clean before the furniture arrives?
Yes. Cleaning an empty property gives access to floors, skirtings and cupboards before you unpack. Tell us the key collection and removal times so we can confirm a suitable slot and allow enough time for the agreed clean.
Are cupboards, oven interiors and fridge interiors included?
Inside empty cupboards is part of the standard move-in clean. Appliance interiors are optional extras: a single oven from £55, a standard fridge/freezer from £25, and a large fridge/freezer from £35. We include your selected extras in the agreed quote.
Can you arrange carpet cleaning before we move in?
Yes. We can arrange a quote through an independent specialist carpet-cleaning partner. Tell us the rooms and your moving date so availability, scope and price can be confirmed before booking.
How soon after building work or redecoration should we book?
Book after all trades have finished. Tell us about the work and send details of dust or residue before booking. Builders residue, paint removal and waste are not included automatically in the normal move-in price and may require a specialist.
Do you need keys or access for a move-in clean?
Yes. We arrange access with whoever holds the keys: the landlord, the letting agent, or the incoming tenant. Tell us how we get in when you book and we will confirm the slot around it.
Does the 48-hour guarantee cover a move-in clean?
Yes. The same 48-hour re-clean guarantee applies. If a cleaning issue within the agreed scope is reported within 48 hours of the clean, we come back and put it right free.
How much does a move-in clean cost?
Standard empty-property prices start from £155 for a studio, £189 for 1 bedroom, £229 for 2 bedrooms, £269 for 3 bedrooms, £309 for 4 bedrooms, and £359 for 5 or more bedrooms. A two-bedroom clean with a single oven interior starts from £284. Condition, bathrooms and selected extras are confirmed in your fixed quote.
