Tameside's housing strategy found that most private rented homes in the borough are houses, mainly lower-value terraces that tend to be small. Ashton-under-Lyne fits that description. The town grew from 6,500 people in 1801 to almost 35,000 by 1861, and its older streets are narrow and irregular. Further out, terraces give way to suburbs as the land rises to the east.
Private renting is heaviest in the middle. A 2017 household survey found it made up 55% of all housing in the St Peter's area, against roughly 14% across the borough. Reeds Rains lists mid-terrace, end-terrace and semi-detached houses at its Ashton branch, while Belvoir's lettings lean towards two-bedroom flats.
The flats vary more. Cavendish Mill on Cavendish Street, a Grade II* cotton mill of 1884 to 1885 beside the Ashton Canal, was converted in 1994 into 165 apartments, and some are advertised to rent. Harper Mill, built in 1855 and rebuilt after an 1873 fire, is also apartments now. Assheton House on Water Street is an 89-flat Jigsaw Homes tower that had new cladding, ventilation, windows and electric heating fitted between February 2024 and September 2025.
- Terraces around St Peter's and the centre: mould wiped from silicone and window seals, cupboards cleaned inside
- Cavendish Mill and Harper Mill flats: interior glass and wide sills wiped, hard floors mopped to the edges
- Suburban semis east of the centre: hob, worktops and appliance fronts degreased, listed garages and sheds swept

Common deposit issues in Ashton-under-Lyne rentals.
Damp is the checkout issue to plan for. When Tameside surveyed private tenants, 54% said they had experienced damp or mould, yet only 13% took any problem to the council. The national English Housing Survey adds that homes built before 1919 fail the decent homes standard most often, and older private lets fail it more than owner-occupied ones.
In a terrace near the centre, mould on bathroom silicone and window seals is therefore likely to feature on the report. That level of mould is part of our clean. Where it has crept over whole walls, that is a job for our separate mould removal service, and where disrepair is the cause, Tameside asks tenants to tell the landlord before complaining to the council.
Limescale matters less. United Utilities rates its Ashton East supply zone as soft, so screens and tiles mostly carry soap film instead.
Items left behind are the other risk. Tameside's bulky collection charges £38 for up to five items and must be booked online by 3pm the working day before. Clearing furniture or rubbish sits outside our clean, so book the collection for a date before we arrive.
Local guidance: Tameside bulky household collection and booking · Tameside disrepair complaints.
- Older terraces: ordinary mould on silicone and window seals removed, severe wall mould handled as specialist work
- Soft Ashton East water: soap film cleared from shower screens and tiles, tap bases descaled
- Leftover furniture: Tameside collection booked by 3pm the working day before, five items at most

The Ashton-under-Lyne rental market we know.
The ONS average for a private let in Tameside reached £931 a month by August 2026, a 5.2% rise over twelve months. In the Ashton Central area, 44.4% of households are one person living alone, which points to demand for smaller lets. The Ashton Mayoral Development Zone, launched in 2024, rests the town's growth case on its connections and on costing less than central Manchester, so with trams every 12 minutes it is most likely a commuter market too. Student turnover is unlikely to matter much: there is no university, and Tameside College on Beaufort Road is a further education college.
A council report in August 2025 set out up to 2,400 new homes across the town centre masterplan, around 300 of them on the Ladysmith Shopping Centre site. Lettings offices sit close together: Reeds Rains at 5 Fletcher Street, Belvoir at 2 Fletcher Street and Ryder & Dutton at 20 Market Street, opposite the market hall. Tameside has no selective licensing scheme in force.
