Carpet steam cleaning is priced per room: bedrooms and living rooms from £35 each, the hall, stairs and landing from £25 as one job. A thorough vacuum is already included in every clean, so only book the steam clean if your check-in inventory shows the carpets were professionally cleaned, or they carry marks beyond fair wear and tear. We confirm the exact number with your quote, before we start.

What Moves The Price
Why quotes vary across Manchester.
Condition matters more than postcode, but the area shapes the job. City-centre flats (M1 to M4) mean parking permits, concierge access and lift bookings, so timing needs more planning. Student lets around Fallowfield and Withington book out fast in June to September, and shared houses carry more kitchens-worth of cleaning per property. Period homes in Didsbury and Chorlton have original floors, deep skirtings and sash windows that take longer to do properly.
None of that changes the ladder above. It changes how long we're there, and we price that before we start, not after.

Are your prices fixed or can they change?
Our prices are based on property size and condition. The prices shown are starting prices for properties in standard condition. If a property requires extra attention due to heavy soiling or has been left in poor condition, we may need to adjust the quote accordingly. We'll always confirm the final price before starting work.
What payment methods do you accept?
We accept bank transfer and card payments. Payment is due upon completion of the clean, once you're satisfied with the work. For larger jobs or commercial properties, we can discuss alternative payment arrangements.
Is oven cleaning included in the price?
Basic oven cleaning (exterior wipe down) is included. However, for ovens that require deep cleaning with specialist products and more time, we offer a dedicated oven deep clean service from £55. This includes removing and soaking racks, degreasing, and restoring your oven to like-new condition.
Do you charge extra for carpet cleaning?
Our end of tenancy clean includes thorough vacuuming of all carpets. Professional carpet shampooing or steam cleaning is available as an add-on service. Contact us for a quote based on the number of rooms and carpet condition.
What if I need to cancel or reschedule?
We understand that moving dates can change. If you need to cancel or reschedule, please give us at least 72 hours notice and there's no charge. Cancellations with less than 72 hours notice may incur a fee to cover our scheduling costs.
Do you offer discounts for multiple properties?
Yes, we offer discounted rates for landlords and letting agents with multiple properties. If you manage several rental properties in Manchester, get in touch to discuss a specific pricing arrangement that works for your portfolio.
Is there a re-clean guarantee included?
Yes. Every end of tenancy clean comes with a 48-hour re-clean guarantee. If the landlord or letting agent flags an issue inside that window, we come back and fix it at no extra cost.
