End-of-tenancy

★★★★★

Sage Cleans did an excellent job for our end of tenancy clean. They were very prompt with replying to messages, in the lead up to the clean and on the day. The team ran out of time before our tenancy was up, but Hugh went above and beyond to make this right and finish the clean to the landlady’s standards. I really appreciated that during the stress of a move!

★★★★★

We recently hired Sage Cleans for a deep clean of our home before moving-in, and we couldn't be happier with the results. From the beginning, Hugh was incredibly helpful and accommodating—he managed to fit us in on very short notice, which we truly appreciated. The team did an outstanding job. Every corner of the house was spotless, and their attention to detail really stood out. It’s clear they take pride in their work. On top of the excellent service, their pricing was very reasonable - Hugh gave us a discounted price based on the areas we needed to be focussed on. We’ll definitely be using them again and would highly recommend them to anyone in need of a thorough, professional clean.

Due to a recent procudure my post operation care plan does not permit any form of lifting etc for 6 weeks. I contacted Hugh at Sage Cleaning. He visited our home the same afternoon to explain the service and options available. Today was the first clean. My wife and I are extremely satisfied with Maria who did an excellent, thorough job. She focussed kn the kitchen, bathroom and both upstairs and downstair toilets. It lovely to have our home gleaming. Our neighbour came round and immediately contacted Hugh for a cleaning service for her elderly mother. Thank you Sage EdS

The clean and the service behind it

Why book our end of tenancy clean in Oldham?

Oldham's older terraces and its town-centre flats fail a checkout for different reasons. In a Freehold or Glodwick terrace the report tends to pick up the yard, the bins and damp in the back bedroom; in a flat, the kitchen and shower screen carry most of the weight. Our cleaners are DBS-checked, and once access is agreed you need not stay, as keys can be left with a neighbour or your agent by arrangement.

Over 1,000 end of tenancy cleans since 2016.

      • Attention to the small details. Cupboard interiors, window tracks, skirting boards and bathroom limescale are on every Oldham checklist.
      • Deposit-back guarantee, backed by our 72-hour re-clean guarantee. Report a cleaning issue in the agreed Oldham work within 72 hours of completion and we return to put it right, free.
      • Proven cleaning quality. 5.0 from 50+ Google and Bark reviews, with real work photographs and feedback on thoroughness, reliability and the finished clean. Our cleaners are DBS-checked and we hold £1m public liability cover.
      • Time back for your move or home. We bring the products and equipment and agree access around your plans. Add oven or fridge interiors and ask us to arrange specialist carpet cleaning through our independent partner.

      In Oldham

Quick answer for Oldham: Oldham rentals across OL1, OL4, OL8 and OL9 run from mill-era terraces in Freehold and Glodwick to the 1950s and 1960s Fitton Hill estate and flats in the town centre. Parts of nine wards sit in selective licensing Areas 1 to 5, and the water is soft, so shower screens show soap film more than scale.

Prices in Oldham: studio £155, 1-bed £189, 2-bed £229, 3-bed £269, 4-bed £309, 5+ bedrooms from £359, the same starting-price ladder everywhere we clean. We cover all of Oldham including Werneth, Glodwick, Coldhurst, Derker.

Property types we clean in Oldham.

West Oldham is terrace country: a stock condition survey quoted in the council's arc4 review found 67.8% of homes in Coldhurst, Medlock Vale and Werneth terraced and 43% built before 1919. Freehold, on the Chadderton boundary, was entirely filled with rows of terraced housing by 1914, and its name recalls John Platt's house building, which let workers become forty-shilling freeholders. Glodwick, south-east of the centre, is known for red-brick terraces built for cotton mill workers. In Derker and Hathershaw, terraces judged unsuited to modern needs came under the Housing Market Renewal Initiative.

Beyond the terraces the stock varies. Coppice, in Werneth, was the town's grand west end of large mansions. The Garden Suburb at Hollins opened in 1909 with winding streets, gardens and verges, and has been a conservation area since 1972. Fitton Hill is a large 1950s and 1960s estate on former moorland, about two miles south.

Flats make up the rest. The arc4 review found private renting significant in purpose-built flats from after 1981, and the council's licensing street lists name blocks such as Victory Apartments on Union Street, Rountree House on Manchester Street and Bradley House on the Eldon Street estate.

      • Freehold and Glodwick terraces: yard and outhouse swept and wiped, under-stair cupboard cleaned inside too
      • Fitton Hill and Garden Suburb houses: sheds on the inventory swept out, garden work kept separate
      • Flats such as Victory Apartments: extractor hood wiped and ordinary mould lifted from bathroom silicone

Common deposit issues in Oldham rentals.

About 1,800 private rented homes sit inside Oldham's selective licensing Areas 1 to 5, in force since 4 July 2022 across parts of nine wards, Coldhurst, Werneth, St Mary's and Waterhead among them. An earlier scheme ran from 2015 to 2020. Because the licence conditions cover waste left at change of tenancy, wheeled bins and yards, a landlord on a licensed street is likely to look hard at the yard, the outhouse and the bins before signing off.

Damp is the other recurring flag. The English Housing Survey 2022 to 2023 found private renters the most likely to live in a damp home, and older houses more prone to disrepair. In a terrace, black mould tends to gather in bedroom corners on cold outside walls. Mould on silicone and window seals is part of our clean; mould spread across a wall is specialist work.

The water is soft: United Utilities rates sample postcodes in all four districts that way, so screens and grout tend to show soap film rather than a crust of scale. And if furniture is staying behind, Bulky Bob's runs the council's bulky collection, with items put outside on collection day.

      • Licensed streets: yard, outhouse and bins, where the licence wants waste cleared at change of tenancy
      • Pre-1919 terraces: mould on silicone and seals cleaned, mould across a wall flagged as specialist work
      • Soft water: soap film on screens and grout counts for more than scale on the taps

      Getting to your Oldham property.

The Oldham Loop railway closed on 3 October 2009 and came back as Metrolink, with trams running through the town-centre streets since 27 January 2014. Stops serving these districts include Hollinwood, Freehold, Westwood, Oldham Central on Union Street, Oldham Mumps and Derker; Rome2Rio, a third-party planner, puts Oldham Central to Manchester Victoria at about 26 minutes. By road, the M60 meets Hollinwood at Junction 22 and the A62 runs out through Waterhead. Some streets are in a council resident permit scheme, with temporary permits available, so mention it when you book.

The Oldham rental market we know.

ONS figures put Oldham's average private rent at £942 a month in August 2026, up 12.5% in a year, with two-beds averaging £879. Between the 2011 and 2021 censuses, home ownership in the borough fell further than in all but one other North West area, and the arc4 review found 31.7% of under-35s renting privately. Ryder & Dutton at 7 Union Street, Hunters on Hollins Road and MAYA Property Services on Rochdale Road are among the agents with lettings offices here.

New supply is coming. The council and Muse plan up to 2,000 town-centre homes, including Prince's Gate beside Oldham Mumps, where 256 of 331 homes are planned as build-to-rent. In March 2024 the council also planned to consult on a second licensing phase that could cover about 40% of private lets; its live licensing page still links only Areas 1 to 5.

      FAQ

      Oldham cleaning FAQ

Common questions about our end of tenancy cleaning service in Oldham.

Do you cover all of Oldham?

Yes, we clean across Oldham including Werneth, Glodwick, Coldhurst, Derker, Waterhead, Hathershaw, Fitton Hill, Freehold, Clarksfield, and Garden Suburb. Same starting prices across every street.

How quickly can you book a clean in Oldham?

Most Oldham bookings are confirmed within a couple of hours during phone hours, and we aim to fit a standard Oldham clean in within two days. For an urgent Oldham move-out, call us and we'll tell you what is free this week.

Do you also clean in nearby areas?

Yes, the streets around Oldham are on the same round, including Middleton, Ashton-under-Lyne, Rochdale, Crumpsall, and Cheetham Hill. A clean next door to Oldham is priced off the same starting-price ladder.

How do I find out whether my Oldham street is in a licensing area?

Oldham Council publishes street lists for Areas 1 to 5, as guidance rather than a final list. Streets named include Kelverlow Street in Clarksfield, Coppice Street, Hathershaw Lane and Yorkshire Street in the town centre. Your landlord or agent can confirm whether the property itself is licensed.

There is black mould in the back bedroom of my terrace. Will your clean sort it?

Mould on silicone and window seals is part of the clean. Mould spread across a wall or ceiling is specialist work, covered on our mould removal page. If the damp itself has not been repaired, Oldham Council says tenants can report it to its Environmental Health team.

I have an old sofa and a bed frame to get rid of. Can your team take them?

No, we do not remove belongings or rubbish. Bulky Bob's runs the council's bulky collection, at £10 for each standard item and £5 for selected smaller ones. Items go outside on collection day, so book one while you still have the keys.

My Garden Suburb house has a garden and a shed on the inventory. Are they part of the clean?

The shed is, if it is listed: we sweep it out and wipe it down. Garden work is separate. Anything the landlord stores in there stays put, and we clean the space that is clear, so tell us what the shed holds when you send photos.

What if my landlord isn't satisfied?

Our 72-hour re-clean guarantee: if your letting agent or landlord raises a cleaning point in the agreed work, tell us within 72 hours of completion and we come back and re-clean it free.

Do you bring your own cleaning products?

Yes. We bring all products and equipment. Everything's included in the price; you don't need to provide anything.

How far in advance should I book?

We recommend booking at least 3-5 days in advance, especially during busy periods at the end of the month. However, we do accommodate last-minute bookings when possible.

How much does end of tenancy cleaning cost?

Starting prices by property size, no hidden fees. Studio from £155, 1-bed from £189, 2-bed from £229, 3-bed from £269, 4-bed from £309, 5+ bed from £359. Add-ons: oven deep clean £55, fridge/freezer £25, pet surcharge from £20. Final price depends on property condition. We confirm before we start.

Do you guarantee I'll get my deposit back?

We stand behind the clean, which is the part we control: our deposit-back guarantee is backed by our 72-hour re-clean guarantee. We clean to the inventory-clerk standard letting agents check. Report a cleaning issue in the agreed work within 72 hours of completion and we return to put it right, free. You also receive cleaning photographs and an itemised receipt to show the finished work at handover and support your evidence if a cleaning deduction is disputed.

      About Oldham

      Move-out cleaning across Oldham.

Oldham grew on cotton: at its peak the town had more than 360 mills, and in 1871 it ran more spindles than any country except the United States. The council's own housing evidence says private renting is still concentrated in pre-war houses. This page covers OL1 for the town centre, Coldhurst and Derker; OL4 for Glodwick, Clarksfield and Waterhead; OL8 for Hathershaw, Coppice, Fitton Hill and the Garden Suburb; and OL9 for Freehold and Westwood, with Werneth split across OL8 and OL9.

Oldham Council's selective licence conditions ask landlords to make sure a home is clear of the last tenant's belongings and waste at change of tenancy, and to maintain yards and outbuildings. Our clean sweeps and wipes any yard, outhouse or shed on the inventory; clearing belongings and rubbish stays with you.

The rental numbers here are real: Census 2021 counts 37,830 households across the 8 wards covering Oldham, and 7,818 of them (20.7%) are privately rented, compared with 17.7% across the Oldham borough as a whole. Every one of those Oldham tenancies ends in a checkout inspection sooner or later.

Source: ONS Census 2021, tenure (TS054), Alexandra, Coldhurst, Hollinwood, Medlock Vale, St James', St Mary's, Waterhead, Werneth wards.

We're a mobile service. We turn up at your Oldham property fully equipped, with nothing for you to provide except access.
