Rochdale was a 19th-century cotton mill town, and its rented housing still shows it. The council's Castleton South Conservation Area appraisal, covering part of OL11, describes grid-plan streets of two-storey late Victorian and Edwardian terraces in red brick, in unbroken lines off the Manchester Road spine, with Queensway marking where the mills end and the houses begin. In Deeplish, the 1966 Deeplish Study, a government report on improving an older district, was followed by a council pilot improvement scheme on Pullman, Pike, Penrith and Pomona Streets.
In OL12 the Syke appraisal records late 19th-century terraces along Syke Road, interwar houses on Dewhirst Road and handloom weavers' cottages at Polly Green. The red-brick houses on Maclure Road and Richard Street, by the station, were once Rochdale Fire Station housing.

In the older terraces, damp is the point we would expect a checkout to dwell on. The English Housing Survey found damp in 10% of privately rented homes in 2024, twice the rate for all homes, most often as severe condensation, and only 27% of pre-1919 homes, which more often have solid walls, reached an energy rating of A to C. Reading that across to Deeplish or Castleton is our inference, not a local survey. In practice it would mean black mould on window reveals and silicone in the back rooms.

Cellar-head cupboards, back yards and outside stores can appear on these inventories. Yards and stores are swept and wiped, but belongings, rubbish and garden waste must be cleared first.
Shared houses have their own rules. In October 2024 the council's Cabinet approved additional licensing for three and four person HMOs across the whole borough, needed once three or more unrelated occupants form two or more households. Selective licensing, the council says, has not yet been introduced in Rochdale.

Getting to your Rochdale property.
Rochdale railway station is about a mile south of the centre, entered from Maclure Road, and Trainline lists 18 minutes on average to Manchester Victoria, 13 on the fastest trains. Castleton, in OL11, has its own station with a half-hourly Northern service in the daytime, Monday to Saturday.
Metrolink runs from Rochdale Town Centre on Smith Street, beside Rochdale Interchange, through Rochdale Railway Station, Newbold, Kingsway Business Park and Milnrow to Newhey, all in Zone 4, with trams every 12 minutes from Monday to Saturday.

Private renting has grown fast. Across the borough, the private rented share of households rose from 13.2% in 2011 to 18.3% in 2021 while social renting fell, though Rochdale is still in the top fifth of English councils for social renting. ONS puts the borough's average private rent up 8.5% in the year to August 2026, and terraced rents up 8.8%.
New rented flats are landing in the town centre, where the council's regeneration lead cited demand for high quality private rented homes when Livingway took on Upperbanks. The rail corridor strategy aims for up to 7,000 homes around the borough's five stations, and Station Gardens, 81 net zero homes of mixed tenure by Willmott Dixon beside the station, is due in early 2028.
