Property size and bedroom count

Bedrooms are the headline factor because each extra bedroom means more wardrobes, skirting boards, windows and floor space to clean. Include every bedroom in your quote request, even if one has been used as an office or spare room.

Property condition

Furnished vs unfurnished

Furnished properties take longer because every item of furniture needs to be wiped, lifted, vacuumed under, and checked. Mattresses are usually outside scope but everything else gets the same treatment as the walls and floors.

Add-on table: oven, carpets, fridge, white goods

Appliance interiors are extras for tenants and landlords. A range or large oven is £70. Fridge/freezer cleaning is £25 for a standard appliance or £35 for an American double-door or large appliance. These replace the standard appliance charges, rather than being added on top. We confirm size and scope before booking.

Is oven cleaning included in the price?

Quick answer: The end of tenancy clean covers the outside of the oven (front panel, hob surface, door handle). A full inside oven clean (cavity, racks, door glass, seal) is a £55 add-on. We recommend adding it for any property that's been lived in for more than 6 months, because baked-on grease and dirty door glass can leave an otherwise clean kitchen below its check-in standard. The DPS specifically warns about oven grease and grime leading to deposit claims.

If your oven was deep-cleaned in the last 3 months and is still in good shape, the end of tenancy clean is fine. If you haven't cleaned the inside in a while, add the £55.

Do carpets cost extra?

Are there extra charges for parking, heavy dirt, or furnished properties?

Parking: If your area requires paid parking (city centre apartments, some Didsbury and Chorlton streets), we ask at quote time and include parking in the fixed price. No surprise £10 charge on the day.

Heavy soil: If a property hasn't been cleaned in a long time, or there's been a build-up that takes us 2-3x the normal time, we may need to adjust the quote. We always confirm before we start work. If the property matches the description you gave at quote time, the quoted price stands.

Furnished properties: Furnished cleans take longer than unfurnished. Our quote reflects the furniture and rooms that actually need cleaning. Tell us what will remain after the removals have gone.

How to avoid surprise charges

The simplest test of a cleaning quote is whether the number on the email matches the number on the invoice. Three things to check before booking:

  1. Is the quote based on your actual property description? If they quoted without asking property size, bathroom count, condition, and parking, that quote is likely to change.
  2. What's included and what's an add-on? Get the included-list and add-on prices in writing. Verbal-only quotes are how surprise charges happen.
  3. Is there a "rebooking fee" if the agent flags something? A real re-clean guarantee covers the first re-clean free of charge. Anything labelled "rebooking fee" is a re-charge in disguise.
