Input one: property size
Size sets the starting price.
End of tenancy cleaning is priced per property, not per hour. A studio starts at £155, a 1-bed at £189, a 2-bed at £229, a 3-bed at £269, a 4-bed at £309 and 5+ bedrooms from £359. That is the whole first input: count your bedrooms and you have your starting number.
Per-property pricing protects you. An hourly cleaner who runs out of time leaves you with a half-done checkout. A fixed price means the job is finished to the checklist, however long it takes.
Input two: condition
Standard condition is the baseline.
The starting prices assume a property in standard, lived-in condition. Heavier jobs take more hours: a long tenancy with no cleaning, pets, or a full house share after a year. We price that before we start, never after. Send photos with the quote form and the number you get back is locked in writing.
Input three: add-ons
Add-ons, and when you actually need them.
The honest test for every add-on is your check-in inventory: you owe the property the standard you received, not better. If the check-in shows a professionally deep-cleaned oven, the oven add-on protects your deposit. If it does not, skip it and save the money.

How the fixed pricing works.
Is the price from the form binding?
The displayed amount is an estimate until we confirm the scope and price. Photos help us assess the EOT clean; they do not fix carpet minimums or personalised work automatically. We agree the final price in writing before we start.
Do you price per hour?
No. Per property, fixed. Hourly pricing rewards slow cleaning and punishes you when the time runs out mid-job.
What makes the price go up?
Two things: size and condition, plus any add-ons you choose. All agreed before the job, never during it.
Is the price the same across Manchester?
Yes. The ladder is the same in all 22 areas we cover. A 2-bed in Didsbury costs the same as a 2-bed in Eccles.
What if the property is bigger than 5 bedrooms?
Large HMOs are quoted individually from £359. Tell us the bedrooms and bathrooms and we confirm a fixed number the same day.
